These terms cover your use of Breather. The short version: Breather gives you estimates to think with, not answers to rely on. Check the real numbers with the landlord, broker, utility companies, and your own tax or financial professional before you sign anything.

1. Acceptance of terms

By using Breather, you agree to these Terms of Use and to the Privacy Policy. If you do not agree, please do not use Breather.

Breather is offered as a public beta. Features may change, break, or disappear without notice.

2. Description of Breather

Breather is a free web tool that helps renters estimate the true monthly cost of a specific apartment — rent plus broker fees, utilities, and other recurring costs — and estimate how much money would be left over each month. It can read an apartment listing you paste to pull out the costs the listing states, and it can put a few apartments side by side.

Breather has no accounts. The apartments and figures you enter are saved in your own browser, as described in the Privacy Policy.

3. Estimates and accuracy

Everything Breather shows you is an estimate, provided for informational purposes only. In particular:

  • Affordability results, breathing room, true monthly cost, and move-in cash are estimates based on the figures you enter.
  • Take-home pay is calculated from published tax rules for a single tax year and does not account for every credit, deduction, additional income, local tax, or personal circumstance. It is not a paycheck calculation and it is not tax advice.
  • Actual taxes, utilities, fees, deposits, insurance, commuting costs, and other expenses may differ — sometimes substantially — from what Breather shows.
  • Listing information may be incomplete, inaccurate, outdated, or interpreted incorrectly, including by the automated extraction feature.
  • Any cost Breather labels as estimated is a general figure, not a quote for your specific apartment.

You should independently verify every important figure — with the landlord, broker, utility providers, insurers, and your own tax or financial professional — before signing a lease or making any financial decision.

Breather does not provide financial, tax, legal, real-estate, or investment advice, and using it does not create any professional or advisory relationship. Breather does not guarantee that you can qualify for, be approved for, or afford any particular apartment. Breather is not a landlord, broker, real-estate agent, lender, mortgage broker, financial institution, tax preparer, or financial adviser.

4. User responsibilities

  • You are responsible for the accuracy of the information you enter; wrong inputs produce wrong results.
  • You are responsible for your own financial decisions, including any lease you sign.
  • You should not enter information you do not have the right to use, and should avoid entering sensitive personal identifiers.
  • You are responsible for the security of the device and browser where Breather's data is stored.

5. Acceptable use

You agree not to:

  • Use Breather for any unlawful, fraudulent, or discriminatory purpose
  • Attempt to breach, probe, overload, or disrupt Breather or its infrastructure
  • Scrape, bulk-query, or automate access to Breather or its AI extraction feature
  • Reverse engineer, resell, or present Breather's output as your own professional advice
  • Submit content that is unlawful, infringing, or malicious

Access may be limited or withdrawn if Breather is used in these ways.

6. Third-party content and services

Listing text you paste comes from third parties, and Breather does not verify, endorse, or take responsibility for it. Breather also relies on third-party providers for hosting, AI listing extraction, and (when configured) analytics; those services are governed by their own terms and may be interrupted or changed outside Breather's control. Links to third-party sites are provided for convenience only.

7. Intellectual property

The Breather name, design, wordmark, copy, and software are owned by the operator of Breather and are protected by applicable law. You may use Breather for your own personal, non-commercial purposes, including sharing the summary cards Breather generates. You may not copy, redistribute, or create derivative works from the site itself without permission.

8. Disclaimer of warranties

Breather is provided "as is" and "as available", without warranties of any kind, express or implied, including any implied warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement. Breather does not warrant that the service will be uninterrupted, error-free, secure, or that any calculation, estimate, or extracted listing detail is correct or current.

9. Limitation of liability

To the fullest extent permitted by law, the operator of Breather will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any lost savings, lost opportunity, lost data, or financial loss arising out of your use of — or inability to use — Breather, including any decision you make based on its estimates. Because Breather is provided free of charge, total aggregate liability is limited to the greater of the amount you paid to use Breather (which is zero) or the minimum amount permitted by applicable law.

Some jurisdictions do not allow certain limitations, so parts of this section may not apply to you.

10. Changes to the service

Breather is in active development. Features, calculations, tax data, and availability may change, and the service may be suspended or discontinued at any time without notice. Data saved in your browser may become unusable after a change; export or write down anything you want to keep.

These terms may be updated from time to time. The "Last updated" date at the top of this page reflects the current version. Continuing to use Breather after an update means you accept the revised terms.
